Abstract

This study investigates the interrelated dynamics of migration, urbanization, and sustainable community development across 20 rapidly urbanizing cities and 20 rural source communities. We employed a comparative cross-sectional design with 1,176 valid responses collected from migrant households, long-term urban residents, local officials, and planners through structured surveys, interviews, and focus groups. The analysis integrated multiple indices, including the Urban Sustainability Index and Community Development Index, and applied statistical methods such as multiple linear regression, Pearson correlation, and structural equation modeling. Our results reveal that sustainable community development outcomes improved substantially, with a 20.9% increase in employment stability and a 24.3% increase in public service access. The regression model identified infrastructure accessibility (β = 0.43, p < 0.001), employment stability (β = 0.39, p < 0.001), social integration (β = 0.34, p < 0.001), and community participation (β = 0.28, p = 0.002) as significant predictors, accounting for 71.8% of the variance. Correlation analysis further showed a strong positive association between infrastructure accessibility and sustainable development (r = 0.79, p < 0.001). Nevertheless, major pressures persisted, including affordable housing shortages (41.8%), urban unemployment (35.6%), and infrastructure strain (38.4%). The structural equation model demonstrated good fit (CFI = 0.96, RMSEA = 0.046). This research contributes novel empirical evidence by simultaneously quantifying both the opportunities and constraints inherent in demographic transitions. The findings underscore the necessity of integrated urban planning, inclusive migration policies, and community-based governance to foster balanced and resilient sustainable development
